These Terms of Service ("Terms") govern your use of mftadvisory.ca and any services purchased from MFT Advisory, a division of Modular Frame Technologies Inc. ("MFT Advisory", "we", "us"). By using this site or purchasing a service, you agree to these Terms.
MFT Advisory provides ADU (accessory dwelling unit) advisory services in Ontario, including: ADU Feasibility Reports ($497), Design & Permit Packages ($2,900), Realtor/Investor ADU Reports ($197), full project management services, modular commercial kiosk consulting, and short-term rental / apart-hotel module investment services. Specific inclusions for each package are described on the relevant page at the time of purchase.
The ROI calculator, zoning pre-check tool, CMHC Prefab Plus eligibility quiz, and any other free tools on this site produce preliminary estimates based on publicly available data as of 2026. They do not account for your specific lot, existing structures, minor variances, or by-law changes after that date, and they are not a substitute for a paid, verified Feasibility Report. MFT Advisory is not liable for decisions made solely on the basis of these free estimates.
Nothing on this site constitutes legal, financial, tax, or architectural advice. Zoning determinations are ultimately made by the relevant municipality; mortgage and CMHC Prefab Plus eligibility are ultimately determined by your lender and CMHC; and any construction plans should be reviewed by a licensed architect or engineer. We recommend you consult the relevant licensed professional before making financial or construction commitments.
Payments are processed securely via Stripe. For the ADU Feasibility Report specifically: if we determine your property is not feasible for an ADU before the report is delivered, you receive a full refund. For other packages, refund requests are handled case-by-case — contact info@mftadvisory.ca and we'll work with you directly.
We target a 48-hour turnaround for Feasibility Reports from the time we receive your complete information. This is a target, not a guaranteed deadline — in unusual circumstances (e.g., missing information, municipal delays in confirming a rule) we will let you know as soon as possible.
You're responsible for providing accurate information about your property and project goals. Final responsibility for permits, construction, and compliance with all applicable codes rests with you and any contractors, architects, or engineers you engage — our reports and estimates are inputs to that process, not a replacement for it.
All content on this site — including designs, models, calculators, and written material — is the property of Modular Frame Technologies Inc. unless a specific license is granted to you as part of a purchased package (e.g., permit-ready drawings you've paid for).
Our services are provided on an "as is" basis. To the fullest extent permitted by law, MFT Advisory's total liability for any claim relating to a service is limited to the amount you paid for that specific service, and we are not liable for indirect, incidental, or consequential damages.
This site links to or relies on third-party services (e.g., Stripe for payment, CMHC and municipal websites for program/zoning information). We don't control these third parties and aren't responsible for their content or availability.
These Terms are governed by the laws of the Province of Ontario and the federal laws of Canada applicable in Ontario.
We may update these Terms from time to time. The "Last updated" date above reflects the most recent revision. Continued use of the site after a change means you accept the updated Terms.
